With the rapid development of technology and necessity for convenience, more and more people are increasingly interested in working outside the traditional office environment. This decentralization allows us to work in much smaller spaces, closer to home. Yet we still crave a conducive environment with convenient amenities and occasional interaction with others. The 1300 Highland Shops & Worklofts project is an office and retail condominium project that allows individual ownership of the workplace environment. It represents a new vision for how we work and live and a completely new mixed-use building type.
In-lieu of the traditional office building that seeks large tenants and maximum square foot efficiency, the 1300 Highland Shops & Worklofts is designed with 5 smaller buildings consisting of 7-12 individual units each. In addition, the structures seek to highlight each work loft with alternating roof pitches and material palettes, responding to the City of Manhattan Beach, California's General Plan request for "well proportioned structures" and "attractive streetscapes". Each work unit is designed to allow the sole-practitioner or small business owner to have an efficient but inspirational workplace and to encourage use of the downtown facilities and businesses on a daily basis. Ample space for bicycles and surfboards are included as the work/play lifestyle is highly encouraged here.
The KAA Design Team included architects, landscape architects, branding experts, and interior designers. The complete experience was designed and coordinated for the 13,000 square foot, 34 unit development including naming, signage and wayfinding, entitlement processing, model unit design and installation, and graphic and marketing materials.
